A community focused on hope and renewal, Valley Brook Village provides 62 rental units of supportive housing for homeless veterans. The building site is located within the greater 16-acre Lyons Campus of the Department of Veterans Affairs New Jersey Health Care System featuring an abundance of open space, natural light, and pedestrian walkways which interconnect its three buildings and multiple residents. Windover oversaw the development of Valley Brook, from concept to creation, in partnership with the collective expertise of Peabody Properties, Inc., Community Hope, Inc., and Affordable Housing and Services Collaborative, Inc.

Predicting Residents’ Needs through Collaborative Design

During preconstruction, our team was instrumental in establishing the project parameters including identifying a property site proximate to outside resources and facilities such as grocery stores, pharmacies, libraries, and medical services; determining the right tenant to bed ratio; and configuring the site layout to allow on-site amenities to be in central and accessible areas. This in turn informed the design of the property and its buildings to truly accommodate its future residents and also ensured responsible use of the program’s funding. Today, Valley Brook is a vibrant residential neighborhood focused on green, sustainable living. One building achieve LEED Gold status, and the others achieved LEED Silver.
